Covenants, Architectural Guidelines, General Lot Information

All prospective owners are urged to carefully review the Covenants and Architectural Guidelines. The Architectural Review Committee requests that anyone that will be submitting their home plan for approval reach out to the ARC two months prior to the desired approval meeting date.
 
 
This document spells out in detail the process of building or making changes to existing construction in Sunset Bay. The document also contains a checklist for building, an application to build in Sunset Bay, and many other forms. Please review this document carefully when thinking of building in Sunset Bay.

The Sunset Bay Board of Directors nor the Architectural Review Committee does not recommend, approve, or disapprove any of these builders.  The builders on this list have provided the necessary documents per ARC Guidelines 2.2.  In no case shall the Sunset Bay Owners Association or any of their agents be held liable with respect to any defects in workmanship, loss, liability, claims, code violations or any other expenses which may arise before, during or after construction. (COV 6.07) 
 
It is recommended that you interview at least 3 builders from this list and contact current Sunset Bay homeowners who have built with them prior to making your selection.  
 
 
Section 26a of the TVA Act requires that a permit be attained before any shoreline construction activities—such as building a dock or stabilizing the shoreline begin.

Water & Sewer

Water Only Meter
Many owners elect to have a water-only meter (irrigation and outside hose bibs) installed for @$400. This meter will allow you to use water outside your home and not be billed for sewer.

Mariner's Club General Information

Each property owner is able to join the Mariner's Club, which is an organized group within the Sunset Bay Community. This group has a Board of Directors, who are nominated and voted on by the Mariner's Club community. 
 
The Mariner's Club is passionate about boating and boating safety and organizes several fun events each year to facilitate comradery and community amongst other avid boaters. We have board meetings every other month that all members are invited to attend, either via Zoom or in person at the clubhouse. 
 
Currently there is a waiting list for boat slips, but don't let that prevent you from joining this awesome group of boaters! Please note if you purchase a home or lot that comes with an existing slip, you will need to complete a form to transfer ownership and contact the secretary (Tracy Garrett) or treasurer (Mike Roth) with your information.

Cellular Service
There is a Verizon tower on the lake west of Sunset Bay. Some residents have good connections in the community, but not on Sharps Chapel Road and the immediate surrounding area. Since geographical features affect service it is best to ask your neighbor about their experiences.
 
The reception is good in the whole community as well as Sharps Chapel Road all the way to Knoxville and Middlesboro, KY.  U. S. Cellular has two towers, one located near Big Ridge State Park and a second located at Waterside Marina.
 
At the present, Verizon and U. S. Cellular have a reciprocity agreement to provide service on shared networks, but keep in mind calls are prioritized. This agreement can be terminated at any time.
